Analysis

What this means for buyers & sellers

Narrative context for the numbers above.

Across 14 South Bay areas, active detached listings held flat at 765 week over week while pendings cooled to 74 (−17 from Oct. 18). Willow Glen, Sunnyvale, and Cupertino added inventory; LG/MS and Central San Jose saw listing counts ease.

Inventory held steady at the county composite level, but the story is still local. Willow Glen (+7 listings), Cupertino (+4), Los Altos (+5), and Sunnyvale (+3) added supply, while Los Gatos / Monte Sereno (−8), Los Altos Hills (−4), and Central San Jose (−3) tightened a bit.

Pending activity cooled meaningfully (−17 week over week). Cambrian, Cupertino, Palo Alto, and Santa Clara saw the sharpest pending pullbacks — a signal that buyers are more selective even where listings remain available.

On the Oct. 1 snapshot, months of inventory stayed tightest in Sunnyvale (0.7), Mountain View (0.8), and Los Altos (0.9). Higher-MOI pockets like Cambrian, Central San Jose, and Saratoga (around 2.3–2.4) tend to leave more room for negotiation when homes are priced to current comps.

For sellers: launch pricing and presentation still matter most in the first two weeks. For buyers: watch pending velocity in your target neighborhood — flat listings with softer pendings can open inspection and credit conversations that weren’t available in hotter weeks.
